Kitchen Cabinet Repair in Vancouver: When It Beats Replacement

Kitchen cabinet repair in Vancouver is mostly a fight with water and screws. A typical call comes in October: a Burnaby condo owner opens the sink base after the first week of rain and finds the cabinet floor soft, swollen and stained. Or a Surrey townhouse from the mid-nineties has one door hanging by a single hinge, a drawer that drops when you pull it, and thermofoil peeling off the doors beside the stove.

None of that means the kitchen has to come out.

What does kitchen cabinet repair usually involve?

Hinges, drawer slides, doors and the cabinet boxes themselves. Most calls are for doors that sag or will not close, hinges torn out of particleboard, drawers that stick or fall off their runners, and sink bases damaged by a slow leak. We adjust, re-anchor and replace hardware, rebuild drawer boxes and cabinet floors, and swap doors and drawer fronts when the old ones are past saving.

A repair list from a single visit often looks like this:

• Doors realigned so the gaps are even and they close without a bump.
• Stripped hinge holes filled with glued dowels and re-drilled.
• Worn roller slides swapped for ball-bearing or soft-close slides.
• Drawer bottoms replaced where the thin hardboard has bowed and cracked.
• A new floor in the sink base, sealed, after the leak is fixed.
• Loose toe kicks, fillers and crown pieces fastened back in place.

Most of that is done with the kitchen in use. Dishes stay in the cupboards we are not working on.

Why do cabinet hinges and drawer slides fail?

Because most cabinet boxes built from the eighties on are particleboard, and particleboard holds a screw only so many times. Every slam loosens the hinge a little. Humidity makes it worse: a Vancouver kitchen goes from damp and steamy in November to dry in August, and the board swells and shrinks around the screw. Eventually the screw spins and the door drops.

Slides wear differently. The old epoxy-coated side-mount slides with plastic rollers flatten their wheels and bend under a heavy drawer of pots. Ball-bearing slides last much longer, but a drawer box that has racked out of square will still bind on them.

Then there is the adjustment nobody makes. Concealed European hinges have three adjustment screws: side to side, in and out, up and down. A lot of “broken” doors we see are just out of adjustment.

When does cabinet repair beat replacement?

When the boxes are sound. If the cabinet sides, backs and floors are dry, square and solid, almost everything else can be repaired or replaced piece by piece: hinges, slides, drawer boxes, doors and fronts. That covers most of the kitchens we see in Metro Vancouver. Repair beats replacement on cost, on time, and on the mess of living without a kitchen for weeks.

A quick test you can do yourself. Open each cabinet, push on the floor of it and look at the bottom edges of the sides. Firm, flat and dry means the box is fine. Soft, crumbly or puffed up like wet cardboard means that box needs work, but usually only that box.

Layout matters too. If the kitchen works for you and the only complaint is how it looks and how the doors behave, the case for tearing it out is weak.

What is cabinet refacing, and when is it the right call?

Refacing means keeping the cabinet boxes and replacing what you see and touch: doors, drawer fronts, hinges, pulls, and often the exposed end panels and trim. It is the right call when the boxes are solid but the doors are dated, damaged or peeling. The kitchen gets a new face without new boxes, a new layout, or weeks of demolition.

It suits a few situations well:

• Thermofoil doors peeling near the range, where re-gluing never lasts.
• Oak doors from the nineties in a kitchen that is otherwise in good shape.
• A rental or strata suite being readied for sale or a new tenant.

Doors are ordered to measured sizes, so we measure every opening and note the hinge type before anything is ordered. Lead time depends on the supplier and the finish. Once the doors arrive, the install is usually a day or two for an average kitchen, and new hinges and slides go in at the same time so everything closes the same way.

When is repairing kitchen cabinets a waste of money?

When the boxes themselves have failed across the kitchen, or when you want a different kitchen. Particleboard swollen from years of dishwasher or sink leaks, mould through the back panels, cabinets sitting on a subfloor that has rotted, or a layout you hate: repair will not fix any of that. At that point a renovation is the honest answer, and we will say so on the estimate.

Water damage cases need one more step. The leak has to be found and stopped before any cabinet work, and if it is in the supply or drain lines, a licensed plumber fixes that part first. How long does cabinet work take without tearing out the kitchen?

A hardware pass on an average kitchen, meaning hinges, slides and adjustments, usually takes one visit. Rebuilding a sink base typically fits in a day once the leak is fixed and the area has dried out. Refacing takes a day or two on site after the doors arrive. In every case the kitchen stays usable, which is most of the reason people choose repair.

Drying time is the part that stretches schedules in wet months. A sink base that has been soaking for weeks needs to dry before a new floor goes in, and in a Richmond or New Westminster suite in November that can take a few days with a fan running. Closing it up wet just starts the cycle again.

In strata buildings the other variable is access. Elevator bookings, parking for the van and quiet hours all shape the day, so we plan the visit with the property manager ahead of time.

What we look at on a cabinet estimate

We open every door and pull every drawer. Hinge type and condition, screw bite, slide type, drawer box condition, the floor of the sink base, the gap under the dishwasher, and whether the doors are solid wood, MDF, thermofoil or laminate. We also check what replacement hinges and fronts are still available for your cabinet line, because that often decides whether repair beats refacing.
